How the scheme works
PMAY-U 2.0 offers assistance through four separate pathways tailored to different housing needs. Under Beneficiary Led Construction (BLC), eligible families can build a pucca house on land they already own. Affordable Housing in Partnership (AHP) allows beneficiaries to purchase homes in public or private housing projects. Affordable Rental Housing (ARH) serves those needing rental accommodation in cities. The Interest Subsidy Scheme (ISS) provides up to ₹1.80 lakh in interest subsidy to economically weaker, lower-income and middle-income families taking housing loans up to ₹25 lakh.
The scheme targets three income groups: Economically Weaker Section (EWS), Low Income Group (LIG) and Middle Income Group (MIG), all with annual household income not exceeding ₹9 lakh. The latest batch of 1.93 lakh houses approved at the meeting were sanctioned under the BLC and AHP verticals.
Women’s ownership and inclusivity
A defining feature of PMAY-U 2.0 is its emphasis on women beneficiaries. Of the 20.80 lakh houses sanctioned so far, 20.16 lakh houses (97 per cent) have been allotted in the name of women or as joint ownership. This approach aims to strengthen women’s financial security and their role in household decision-making, providing families with greater long-term stability.
The scheme also reserves allocations for vulnerable groups. It has sanctioned 1.81 lakh houses for senior citizens, 3.61 lakh for Scheduled Caste beneficiaries, 1.06 lakh for Scheduled Tribe beneficiaries and 9.14 lakh for Other Backward Class beneficiaries, demonstrating commitment to equitable access.
Implementation focus
At the meeting, the Secretary of the Department of Urban Development stressed the need for stronger coordination between the Ministry and state governments, urban local bodies and union territories. States were directed to address implementation bottlenecks, complete project monitoring, identify eligible beneficiaries promptly and speed up house completion and occupancy. The Ministry also directed states to exercise careful review of proposals before submission to avoid delays and procedural issues.
Officials emphasised the importance of expediting occupancy of already completed houses under Affordable Housing in Partnership projects so that eligible beneficiaries can move in without further delays.
What this means for you
If you are an urban resident earning up to ₹9 lakh annually and do not own a pucca house, you may be eligible for PMAY-U 2.0 assistance. Depending on your situation, you can either build a house on your own land, purchase one through a housing project, rent affordable accommodation, or avail interest subsidy on a housing loan. Women in your household gain ownership rights, strengthening the family’s financial security. Senior citizens and members of scheduled castes, scheduled tribes and other backward classes have priority. Contact your local urban local body or visit the Ministry of Housing and Urban Affairs website to check your eligibility and apply.
