PMAY-Gramin helps rural families who have no house at all, or who live in a mud and thatch home, build a proper brick and cement house. The government gives Rs 1.20 lakh in the plains and Rs 1.30 lakh in hilly, north eastern and difficult areas. The money arrives in instalments as the walls, roof and finishing come up, so it is tied to real progress on site.
The grant does not stand alone. You also get 90 to 95 days of paid unskilled work under the rural employment guarantee scheme while building, and Rs 12,000 to construct a toilet.
Selection is not first come first served. Your Gram Panchayat runs the Awaas Plus survey, your household is checked against ten exclusion filters, and the Gram Sabha approves the list publicly. Wherever possible the house is registered in the woman’s name.

- Excluded if any member earns more than Rs 15,000 a month, pays income tax or professional tax, or is a government employee
- Excluded if the family holds a Kisan Credit Card with a limit of Rs 50,000 or more, or owns a registered non-agricultural enterprise
- Excluded if the family owns 2.5 acres or more of irrigated land or 5 acres or more of unirrigated land
- The house is normally registered in the name of the woman of the household or jointly with her husband
